Generally speaking, the most relevant types of application are for planning permission, or for a lawful development certificate, as these cover the broadest array of types of development.
Planning permissionapplications can cover the vast majority of developments, whilst lawful development certificates are sought where it needs to be established whether a development is lawful, or requires a specific consent. Lawful development certificate applications are useful for establishing whether particular works are permitted development (do not require planning permission) or not. Both types of application can apply to proposed or existing developments.
Outline planning permission is similar to planning permission, but is less specific, leaving some details out from the proposal, which then need to be approved (the "reserved matters") before full consent can be granted. This can be useful when some specific details about a proposal are not yet established, but it also introduces delays and costs, and is not very common or suitable for most schemes.
Advertisement Consents are only relevant where the development involves advertisements. If there are other aspects of the proposal which involve other types of developments that require alternative applications, then they need to be sought also. Applications for prior approval are only possible where there is a requirement for prior approval to be sought first, and is only applicable with some types of permitted development. The most common types of prior approval applications are for rear house extensions and changes of use.
Removal and/or variation of planning condition/s applications are only possible where a planning permission has planning condition/s attached that need to altered or removed. They are most commonly used when the scheme needs to be significantly amended.
Discharge of planning condition/s applications are also only possible where a planning permission has planning condition/s attached, but in this case the conditions require additional details before construction work can begin. Applications for non-material amendments to an extent planning permission are relevant where a relatively insignificant change needs to be made to a previously approved scheme. The criteria for what can be considered "non-material" can be very strict, so this application type has limited use.
